This statistical dataset provides a detailed and homogeneous overview of the activity of appraisal companies operating in Spain, within the framework of the financial institutions’ accounting statements and the applicable statistical regulations. The information is compiled and disseminated by the Banco de España as part of its financial and real estate sector statistics and constitutes a relevant source for the analysis of the housing market, mortgage lending, and financial stability.
The series present the distribution of real estate valuations carried out by appraisal companies, including both the number of valuations and the appraised value, as well as complementary physical measures such as usable floor area and average value per square metre. The statistics cover a wide range of property types, including dwellings (primary and secondary residences, flats and single-family houses), entire residential and non-residential buildings, offices, retail premises, industrial properties, other buildings, land classified by urban planning category and other real estate assets linked to economic activities.
The dataset makes it possible to analyse valuation activity from multiple analytical perspectives. On the one hand, it provides information by purpose of valuation, distinguishing those carried out for the establishment of mortgage collateral, those required by the accounting regulations applicable to credit institutions and other financial institutions and other valuations. On the other hand, it includes a breakdown by type of client, distinguishing between deposit-taking institutions, other financial institutions, households and other clients, thereby facilitating the study of the institutional scope of demand for valuations.
The territorial dimension is another central feature of these statistics. The series provide a detailed geographical breakdown of property valuations, both in terms of number and value, with information at national level, abroad, and by autonomous community, as well as specific breakdowns for large municipalities and population size bands. This territorial coverage is particularly useful for monitoring regional developments in the real estate market and for comparative analysis across geographical areas.
In addition, the statistical dataset incorporates structural and economic-financial information on the appraisal companies themselves, including data on the number of entities, employment, number of valuers and branches, as well as balance sheet items and profit and loss account figures, compiled in accordance with the applicable accounting circulars.
